Prorated rent: identify the governing day-count convention
Read the lease, addenda, written move-in agreement, and applicable local requirements before choosing a denominator. HUD model-lease instructions illustrate actual calendar days for a particular assisted-housing setting, but that example does not create a nationwide rule for private rentals. Some agreements use 30 days, a stated daily amount, or a different treatment for concessions. Record the method and source beside the result so two plausible calculations are not mistaken for one legally required answer.
Prorated rent: count chargeable occupancy dates consistently
State whether the move-in day, move-out day, or both are chargeable and count dates accordingly. February, leap years, and 31-day months change an actual-days denominator. Avoid calculating from nights in one place and calendar days in another. If possession was delayed, the unit was unavailable, or keys were returned at a disputed time, preserve the evidence and request a written allocation rather than changing dates to force an expected amount. Prorated rent: separate base rent from deposits and recurring fees
Prorate only categories the agreement says are time-based. Security deposits, application charges, pet deposits, utility allocations, parking, concessions, and one-time move-in fees may follow different rules. Prorated rent: verify the counterparty and payment request
The FTC warns that rental-listing scams often pressure prospective tenants to send money before seeing the property or verifying the owner. Confirm the property, landlord or authorized agent, signed agreement, payment destination, and receipt process through trusted channels. Compare the requested amount with the documented proration and ask for corrections in writing. Do not send wire, gift card, cryptocurrency, or other hard-to-recover payment merely because a calculated amount looks plausible.
Prorated rent: retain a reproducible partial-month statement
Save monthly base rent, selected denominator, chargeable first and last date, counted days, credits, separate fees, and the final arithmetic.
